Don't choose a Realtor based on the market value they quote you on your home.

The seller sets the price but the buyer determines the value. Choose a Realtor based on their service and marketing plan. I spend thousands of dollars each month advertising my listings. Before signing a contract with any Realtor, make sure you know EXACTLY how your home will be marketed. There is a vast range in services, skills, experience, and track records! 

A "Listing Presentation" is an industry term for the formal presentation that a Realtor makes to prospective home sellers, trying to earn their trust and business. Don't list your home with a Realtor based on the price they think you should list at! Listen to the price but determine your market price based on the statistics they share with you. You set the price. Choose the agent based on the marketing and the services they guarantee you in writing and only sign a listing contract with an agent that guarantees their services. You will then see exactly how I would propose to market and sell your home, for as much as the market will bear, and within your time frame. You will find out what your home is worth... Part of my Listing Presentation will include a CMA (Comparative Market Analysis) of your home. We will compare your home to others like it that have recently sold, and to others that are currently for sale. This is a very important way of determining the fair market value of your home. 

I make Listings Presentations and prepare CMAs for prospective home sellers every day. I have literally done hundreds, and know exactly what puts a big SOLD sign in your front yard.
